APPRAISAL REVIEW

In many cases Mr. Francis has been called upon to review other appraisers' work. In some cases it is a bank seeking a second opinion. In other cases it is to advise an attorney regarding an appraiser's work.

An interesting case involved a large parcel of developable recreation land in Nevada. His review of two other appraisers' work - without leaving his office - led to their revising their value conclusion upward from about $4.7 million to about $7.3 million.

In important cases an attorney should always consider having a third party appraiser review the work of both his/her own appraiser and that of opposing council's appraiser.   There are a multitude of reasons why it makes sense, the cost can be nominal and the rewards can be incredible.
