In one case involving more than $500 million in real estate in five states, a decision was made to not appraise all the real estate but rather attack the basis of the opposition's values.   He and a business consultant with whom he has often worked recommended bringing in a collaborating attorney who ultimately prevented a team from a "big five" accounting firm from getting any of its valuation testimony on record.

On the other hand, Mr. Francis has consistently found that his well supported appraisals and analyses encourage the opposition to settle a case favorably for his client rather than go to trial. In a highly publicized case he worked with a condominium association contesting the development of a more massive building in front of their oceanfront complex than sales literature had predicted. Based on his analysis estimating the diminution of value resulting from impinged views of the water, the developer and condominium association reached a mutually acceptable settlement.
